HELP with getting first deal

Hello Everyone, 

My name is Stratton, I am 23 years old and am new to the Biggerpockets community! I have learned so much, and have been inspired by your comments and posts. I am excited to learn all I can!

My eyes have recently been opened to investing in Real Estate and I am trying to get started in the best way possible. To give an idea of where I am at in the process, I am currently working to get pre-approved and to invest in my first property which I would like to be multi-family (looking into 4-plexes right now). The issue I have been having is that in order to make a loan work for a 4-plex in my situation (and in Utah's market) is for me to put down almost all of the money I have saved up for investing. I have been learning a lot about the importance of leveraging my money and therefore I am apprehensive to put all of my money in one property if there may be ways for me to make better use of it through different ways of financing or through different strategies. 

Should I go with the traditional financing route and buy a 4-plex, or should I start with smaller SFH or duplexes that may allow me to leverage my money in a better way?

I am open to any and all feedback as I know that "you don't know what you don't know." I also realize that this is a lot and so even if there is no specific advice, do you know of any resources that might help me in this situation?
