I’m really trying to work with some of the local wholesalers but it they’re ARVs are constantly inflated and Rehab estimates are not realistic.... so my question is am I over critical or am I just dealing with the wrong wholesalers?

But wholesaling is the way to the game, unless you already got cash from life savings, parents, business, etc. Wholesaling is the only way, but that is messed up to just jack prices up. I am currently running Comps on what I think its a potential deal, and I have my comps 1 mile from the deal. I don't if that is good to do or not its just what makes since to me.

its far from the only way..  the real way is to get in the game become licensed. you want to make bank become a commerical broker selling 2 to 50 million dollar multi family.  wholesaling is a joke for 99% of those who try it.

if you have 10 to 30k a month for marketing then I get that.. but if you want to work your way up. get in the game.. get with those that will do this for their entire life.. like my wife and I..
