@Laura Thorne - Yes I've had a lot of quality interest in both my current properties.

In general, when I buy shares of a quality company, I aim to hold the investment for a minimum of 3-5 years.  

The guaranteed rent is great and just like anything else tenant screening is a must.

Mobile, paperless, full time and well connected to my vendors, all good people who do quality work.   

What you need is to find a quality trustworthy contractor who has experience in the field (be careful anyone can say they do so do your research and ask for portfolio and or references) and build a relationship and understanding of what you want to make happen.

Would like to maintain the same quality of SFR as our present portfolio for the simple reason that we never have to worry about the quality of renter in our properties, but our properties have gone way up in price and rents haven't followed.

Amenities are fine to consider but the major factors are going to be bedrooms, baths, square footage, location, and quality of the unit.
