While I stay current on what's available retail I also comb the county tax and foreclosure auction sites. Hands on experience lets me make an accurate assessment of repair costs. I create a proforma on almost everything I buy for a client. Mobile, paperless, full time and well connected to my vendors, all good people who do quality work. Always looking for new buyers who are looking to purchase property of any kind not just residential income.
Currently putting my team together to start new constructions in 2016. Have phenomenal concepts that should make a major difference in the marketplace once implemented.
For sellers, I offer outstanding tools ranging from premium placement on the public real estate portals like Zillow and Realtor.com as well as custom webpages and targeted direct marketing campaigns for their properties.
For residential income property management my focus is on providing outstanding value and service to investors and tenants. I provide a complete acquisition and management service, covering the following.
- Pre-purchase inspections to determine repair/upgrades needed.
- Coordinating renovations and preventative maintenance.
- Tenant screening, writing leases, rent collection.
- Payment processing to vendors for repairs & routine property maintenance such as air conditioning, pest control and lawn care.
I've negotiated with my vendors wholesale rates and do NOT mark up any services or repairs to my clients.
