using section 8
Has anyone ever used the strategy of aquiring properties and only using section 8 tenants in them to guarantee the property will always be filled and the rent will always be paid on time. I live in Chicago where there are many low class neighborhoods and I can buy properties next to nothing in some areas. I am able to fix them up myself and do all the work to save a ton of money. I than plan on renting them out to section 8 tenants and I'm not worried about them trashing the place, even if I had to repaint the place and change the carpet every turnover, it wouldn't bother me. I could do that in a day or two. It seems like that's what investors are worried about. Has anyone ever used or thought about doing this?? Please give me feedback and advice
