Jay ...I would  try selling it  with tenant  living there   in order to  minimize  your  efforts and loss of cash flow ...plus if you change your mind - then no need to start over ...if your tenant is not keeping up the property or if they will be  not cooperating  when people want to see  the house - then dont renew the lease / vacate it / clean it and put on the market 

I don't tell him how much to charge for tattoos in his tattoo shop, he has gall telling me what I can charge him for rent.He refuses to pay or vacate.

I went to property and put a notice to vacate on their door.

If the tenant responds and does not vacate, then a court date is scheduled.Once the entire process is complete, and assuming you receive a court judgment for money, you are responsible for collecting on it.Small claims may be appropriate if the tenant vacates with past due rent.

They seemed to have forgotten that this is a customer service industry and people expect what you are advertising and spend  a lot of time and money to find a place they would like to stay for a well deserved vacation.

Go talk to your Landlord about it and see if he'll compensate you better or hold off on showing the home until after you've vacated.

I am very interested in buy and hold rentals as well as vacation rentals but I am hoping to learn more about my area before I begin investing.
