Should I sell rental with tenent in place or move them out?

I have a rental house in Orting, ..a small 2 bedroom that's always rented.  Rent is $1145 and could be easily raised. Think of selling but trying to decide if I should leave tenant's in place or empty the place out?

I have them on month 2 month after living here for years. Prop is in good condition.  I guess if I sold direct to an investor I could probably offer a discount not having to do anything. As well its a bonus to the investor with cash flow out of the gate. In this market finding tenant's is not an issue. I can rent it in hours when vacant and if I started over rent would just be considerably higher.
