I'm gonna fill that one with students, too, and do some rehab because there's some potential for another bathroom and another bedroom, as well as some landscaping. 

Personally, I think Kansas City and Indianapolis are two of the best cash flow markets In addition to affordable prices and good rent to price ratio's, they both have strong economic and demographic trends and have favorable landlord/tenant laws, I've been active in both markets since 2010 and would be happy to help if I can.

I see this post come up often and I thought I could easily just search past forum posts, but seeing as how the landscape of RE changes so fast in this city I figure I would simply ask again.

I am not completely aware of the market and the demographics of Detroit.

Because you are going to live there pick somewhere that you actually want to live it may sound silly but Google street view is the best resource, City-data.com is good for demographic data and there are numerous websites that show school districts.
