Buying , holding , and wholesaling in Detroit

I’m a wholesaler out of Connecticut and currently looking to build up my portfolio. I have come across several multi families and single family homes . I am not completely aware of the market and the demographics of Detroit. With doing some research I have seen that Detroit is said to be doing a reset. Would anyone be able to give me advice on what parts would be a good investment for buying and holding ? Wholesaling ?

I always tell anyone I speak to out of state to visit Detroit. It allows that person to see if it is a good spot to invest for themselves, I do but I live here so its easier for me. A trustworthy team is very big in Detroit. 

Maybe if I give an example it will help,

I seen people here say go invest in Boston Edison (well known place in Detroit). Which makes sense if you just go read news articles about the area  but every part of Boston Edison isn't a place to put invest. Even in some of the better neighborhoods like Boston Edison, it is still street by street basis.
