They could not get any because there is no Affordable Housing out there in the middle of nowhere for Minimum Wage Workers.

I live in the metro east area of St Louis and there are deals to be had at 100k, but I was wondering if it would pay off to save more and buy a bigger deal or to go ahead and buy now.

I'm sure you can find a 12-unit in the middle of nowhere for $400K, but that doesn't mean its going to make the same amount of cash-flow that a 6-unit in a prime location for $400K will.  

The East side of Hwy 75 seemed to be the "nicer" part of town, with larger homes in more "subdivision" type neighborhoods.
