So for someone who wants to bottom feed ( and nothing wrong with that its all I have done my entire career IE value add)  but we do it our self.. 

HML doing 90 % and 100% is going to be very cautious.. in a default situation especially in that state the HML is going to take a loss and potentially a massive loss. the reality of the market is when the 90  and 100 guys advertise that.. it fine but few folks can find 70% arv and only need 10% down.. so the borrower generally is going to come up with more money down to meet the 70% requirement.but you should just get all pre approved so you just have to feed in the property.. 

Hi everyone, I'm a newbie to the REI game and would love to get some feed back on the best way to start.

One of the first things I learned getting on sites was how to search for forums I was interested in.Seems RE is much different, what I see is hundreds of newbies, mostly young people (compared to me) who I'd think should know how to use a search feature, I guess it's more about the age group who wants or needs to be spoon feed without any effort.I try to address uniques questions but I'm out of steam answering the same things over and over and over and over.How do I buy a note?

I wanted to ask for your feed back regading this question :When using yellow letters, or any marketing letter you may use, what language do you include to grab the attention of the target homeonwer.

He is willing to meet up with my potential sellers and to walk-through the property, build rapport and take the necessary pictures, once I feed him the lead.
