I can't comment on your choice of product but here are my experiences.I just finished doing a 16mm engineered flooring install on our SFH rehab.I paid $2.50 sq ft & we installed the 1100 sq ft ourselves.I found it a lot more difficult & frustrating than the solid hardwood install I previously did.

In my very humble opinion, #1 sounds more personal and approachable- especially if you do the photo like you originally suggested.If I was a distressed seller, I think it would appeal to me to feel like I was going directly to a person instead of a cookie cutter home buyer.Whatever your name choice ends up being I hope it is a successful marketing campaign!

We work within our limits, educate the parties as to what that means, advise to the fact that it's a choice to continue and if they wish can seek legal advice from a third party.

Refinanced out of it last year in to a conventional 15 at 2.75% :)I prefer conventional with atleast 20% down so you don't have to pay PMI (Private Mortgage Insurance) If you have the means to go the conventional route -- I'd suggest that route.

Just be very sure they are experienced in your state with tax assessment appeals, preferably with your type of property (e.g., multifamily, retail, shopping center, hotel, warehouse, etc.).

Evictions, prefer to pass on all costs plus a fee, or pay an additional fee monthly to handle outright....Payment remittance to you after rent is collected, checks, online...Any other features, benefits, items you would be interested in.
