I am looking for a little more than just a calculation review though.

IE on the west coast escrow officers went home to workand title plants are off shore .. the Phillipines.. so your title searchs are done there with the title officer reviewing and they can work at home all our title plants are electronic and have been for decades.One thing we dont do much of here is checking on UTLS.. thats an east coast thing.  

Before doing that I really need a contractor to review the issues with me TODAY.

I spent an hour two nights ago reviewing all my finances and am happy to see that everything is funded correctly.

I won't copy and paste, but the gist of it is this:  We are delighted to present this letter of intent to provide financing to MY LLC pending full financial review. 

I always turn everything in at the end of February, and they are usually ready to review and file for me by the end of March. 

If, after reviewing all the facts, such accountant gives you a blessing (likely a conditional blessing though) - you will have another option.

I'm looking to go for my first deal using the BRRRR method.  Wanted to get peoples thoughts/opinions.  Based on the realtor purchase price is $120k; rehab 10k with an ARV of $185k.  Estimating a monthly rent of $1200 ...

@Mike A. every policy needs to be reviewed in its entirety for a claims adjusted to make a formal decision.That being said, of all of those claims we have filed for clients this week those claims have already been denied.Of the 40,000 clients we have, we have yet to have a Property policy respond to this.
