Capital Gains Exemption Question

Brendan Jones
Posted

I'm selling a house that my family moved from in mid-April 2017. In order to qualify for the capital gains exemption (based on having lived in the property at least two out of the past five years), I therefore need to sell the house before mid-April 2020. I have found a potential buyer for the property who has offered full asking price. However, as he recently moved from Europe where he was self-employed, he is having trouble getting bank financing. He anticipates being able to receive bank financing in a few months time or possibly even being able to purchase the home as a cash buyer by that time. Unfortunately for me, however, that would push me out beyond the point where I could receive the capital gains exemption. So I was wondering, is there some vehicle whereby I might sell the house now but with deferred payment? That would satisfy my desire to sell the house by an early enough date so I don't have to pay capital gains and it would allow him to pay when he is able. I just don't know if such a vehicle exists. It is also relevant to mention that I do not own the home free and clear. It might not be possible, but any information any of you can provide would be appreciated. Sorry for the length of this question!
