What do you do when the sellers ask for proof of funds and you are just starting out? Pass?

There's only one thing you can do.  Be honest.

Explain, in brief, simple terms what you do.  Tell them that you work with a large network of investors looking for properties like theirs.  That you will enter into the contract with them, only if you are certain that another investor will step up and take over the contract very quickly at the price they're agreeing to.  Of course, that all has to be true.  You need a good network of solid cash buyers - especially now, and you need to make sure that the numbers work well.

Well, there is a second option.  You can walk.  But if you're going to be successful, be prepared with honest, positive answers to the objections that come up.
