Talk to an investor friendly lender they usually can do work arounds, one solution is getting a lease on your current SFH then you can use those rents to offset DTI.

So I’m just trying to continue the investment road with that roadblock

However, we are coming off a dozen years with crazy RE appreciation   That trend is unlikely to continue unabated   We could enter a low appreciation or depreciation RE period.
