1 house or 2 units

I have a single family home property near a university being renovated The current plan is a 5 bedroom 2 bath catered to students . I am at a stage where I can make 2 separate units as the lot is zoned multi unit. 

It would be 2   2 bedroom 1 bath units no living room with kitchens and indoor washer and dryers in each unit 

Any thoughts of which is a better way to go ?

What's the permit plan and getting it separated? The value of the property will definitely be more valuable if you convert it into a legal duplex, but you must also consider the area of the property. Will it be more affordable to rent 5 tenants= 5 bedrooms or renting it only two tenants in two separated units.
