@Grant Boynton  Matt hit the nail on the head.. go sit down with your most experienced civil in that market. they will be able to answer most questions right off the top ... you could also simply walk up to the counter at the planning department and discuss it.. construction financing will be huge stumbling block for someone in your situation.

I have passed my exam and am still working in the construction management field, so I am looking for an easy way to transition part-time (2-3 days a week) into real estate.

Its definitely coming, question is when, not if.There is a ton of new construction in the windermere-winter garden areas right now and if the bubble pops, you could end up getting a really good deal in a superb neighborhood.

., residential vs. commercial property; improvement vs. new construction).  

All new construction in the last few years. 

I have experience in short sales, foreclosures, REO's, rental properties, half-constructed properties, land, residential and more!

It isn't easy living in construction, but that giant check when you sell it makes it a whole LOT easier...
