The absentee owner count for SFR within a 30 mile radius is about 60.  

Honestly, it has not been easy to manage the property being 5,300 miles away from the apartment (at least from our experience!).

Currently I am putting in offers on multifamily properties in the Honolulu metro area (and surrounding 10 miles or so) with the goal of living in one unit, renting out the rest and covering PITI and then some.

It's spread out and not as populated per square mile as the other cities mentioned above.

As far as areas, I invest in a 2 mile x 3 mile area so I cannot comment on the city as a whole.  

I go by the 20 rule, no more then 20 miles or 20 mins.

These particular units are in smaller community, 25 miles from city of Ventura.
