Lesson Learned: Mail more frequently

I just spent the day dealing with all my undeliverables from last year's mailings.  There were about 100.  

25% of the UTF were for properties going into foreclosure.  Lis pendens started around the time of the mailing

70% - the properties were sold within 8 months before or after of my mailing. 

My big take-away from that... I gotta mail more frequently. Obviously I'm mailing to the right people (they are in trouble or selling their house) but my timing is off.  I gotta be in that mailbox within a day or two of when they decide they have to sell.  The only way to increase the odds of that are to mail more frequently (I was mailing about every 3-4 months to the same address)

I'm thinking of increasing that to every 6 weeks.

And... reading this thread... I think I need to jump on the returns sooner and search for realitives.  There was a significant number where the person had deceased (reason for the bounce).  If I caught that earlier, I might have had a shot at those.
