hey guys I've been getting a lot of responses for my marketing campaign in Merecer county, i have a few leads of sellers wanting to list their home for sale, and more lm sure will be coming, wondering if any agents would be willing to trade leads for partial MLS access or expired listings. 

If you haven't done a full fledged campaign, I'd suggest using someone like Yellowletters.com first.  

Do I get my financing in order before starting a mailer marketing campaign or do I send out mailings first and figure out financing after the marketing (hopefully) generates leads?

I used Homesnap for several ad campaigns with no results.A charge later appeared ($168) for an ad campaign that I never approved.

I have been in learning mode for months (not that I'm done) and have decided on the following:Start a 6-month direct mail campaign to generate wholesale deals. 

I think that is a good idea, rather then knocking on doors. i am a Contractor and ran a small campaign like that just to see what would happen. i didn't come off saying if you need work call ******, i simply said that i am doing work near you, the hours i will be working and the company information. i got a call to price one job and a lot of thank you's from neighbors for letting them know. campaigns like that do work, just provide direct information and not a lot on them, maybe have a tear-a-way business card on the bottom.

I'm actively putting together a marketing campaign now to get things off the ground and I will definitely keep you guys in mind when I come across good deals.  

I also plan to begin a marketing campaign to gin up some wholesaling opportunities.
