This only happens on the coldest days on the weekend when you can’t get anyone out.  

Last weekend I took an hour or so and did a drive by of some properties I found on Zillow to get a feel for the different streets and neighborhoods.

So we slapped on another layer of black tile on a weekend changing it from the single layer of 1987 muted brown.The place sold in 2 days $16k over asking.Another home we picked up (circa 1830's) had leaks & we discovered 3 layers of cedar & 4 layers of roofing tile.
