I thought that going into this, we, as landlords, would come out looking like the knights in shining armor.

I have a 9-12 month outlook to get the first deal done and then have a good educational foundation and infrastructure to roll on from there.  

While the market has already rebounded a fair amount from the recent crash, the 1-2 year outlook for the stock market looks very promising in my opinion.As soon as you turn 18, get a secured credit card. 

A good PM will usually have much more useful information about what it will be like to manage a property in any given neighborhood, than what you'll figure out looking at comps. 

I’m glad you still have this positive outlook towards investing but losing 100k+ like you did and blindly being hopeful is just flat out silly.

The owner is willing to consider a substantial price cut from a few weeks ago because the tenant will be vacating, and the immediate outlook to refill doesn't look as promising as it used it.

I’m just starting out (looking to buy my first investment property this year) and I have found Austin is a tough market to find good deals.
