About to pull the trigger in South San Antonio!
Hey everyone! I hope everyone's safe and healthy! My partners and I are planning to purchase our first real estate property in South San Antonio, TX; we're BRRRRing. We've done our research on the market and sub-market but I'm a firm believer that no one entirely knows everything so I'm turning to y'all for help. If you have any information if this would be a good move or not please let us know. If you know any reliable rockstars who knows that area kindly refer them. Any speculations, gut feeling or cold hard facts are welcome. At this point I'd want to hear what everyone has to say about the area before we ultimately go for it! What neighborhoods are you purchasing in? There are some areas that are much harder to attract tenants to than others. You have to get very granular when you're pulling your rent comps. We never go outside of the subdivision in most of SATX, because small moves can change the dynamic so much. Sometimes even within a given subdivision, there will be large swings from one side to the other.
If you already have a property manager lined up, you should rely heavily on their insight. I work exclusively with investors in SATX, but I still check in with my property manager almost every day to discuss areas and parts of town that I'm not 100% familiar with. A good PM will usually have much more useful information about what it will be like to manage a property in any given neighborhood, than what you'll figure out looking at comps.
