I am now leaning towards selling my condo as I am not going to be able to rent it anytime soon (also not confident it will cash flow well due to high HOA and taxes) and I would get much more from selling it than I would on a cash out refi.Like others have mentioned, I would suggest diversifying your capital into as many properties as possible that will cash flow.

That speaks highly to your confidence and competence in the work you've been doing.I'll share what I do in scenarios like this. 

I travel often and am worried in case of small violations (appliances left outside, grass not mowed by tenants etc) that I won’t be able to notify management quickly enough to fix the issue.

Know what the cost are and get that in a deposit.3) Don't become involved with the tenants life, this is business.I suggest on your first outing you look at renting out camper / travel trailer spots. 

If you were in my shoes, how would you use the abundance of time and travel perks to further your own investing progress and/or provide value to a more experienced investor you hope to learn from? 

I am a traveler, and a full time student, so the ideal position would be something remote.

Ultimately the things that impact asset prices that can over ride what the free market pay for is- monitory policy- government/private sector credit expansion- fiscal policy- Interest rates set by (a private) federal reserve- then finally the consumer ( which is probably influenced by the three prior)- Investor/Consumer confidence

In today's world a college education will open more doors and options than a HS diploma w/ real world experience will.With that said I am curious what paths other experienced investors have traveled and what their suggestions would be to our son. 

Boeing is laying of 15% of their workforce, so they don't project a growth in travel anytime soon.
