The size of the house doesn't really matter, it is more how many in each bedroom plus HUD says one can sleep in the living room too.

One thing I'd add, try handwritten letters on 5 1/2 X 8 1/2 sized paper (or a similar size, doesn't have to be exact).

It depends on the banks process. some have a lending committee, some have to get a VP approval some look at a chart to see if you get it.The best measure is that you ask the lender how much time it will take, if it takes longer than he says with out a good reason, you have a bad lender.

Amenities, location, style, condition, lot size, neighboring homes, etc all play a role in the ARV.I tend to disagree with some of the comments above as I do not believe them all to be accurate, however, the important thing here is to learn how to properly evaluate a property's current and after repair value and there are many factors involved in this process, not just bed/bath and square footage.

I don't know the size or niceness of the units, but I don't think the list price sounds unreasonable for the location and 3 units.Also there is no way you should be spending 50% of the rents on operating costs at this price point.

You can control the size of the area by the +/- map size, use a square foot range and control the time frame by choosing 30, 60, 90 days.
