When analyzing a property for its ARV using comps, do you pay more attention to the number of beds/baths or to the square footage?

Neither. The reason I say that is because they are both important so you should not think less of one or the other. Square footage is a huge part of your comp analysis but so is the difference between a 2 bed and a 3 bed. The difference between a 3 bed and a 4 is less but still makes a difference. Amenities, location, style, condition, lot size, neighboring homes, etc all play a role in the ARV.

I tend to disagree with some of the comments above as I do not believe them all to be accurate, however, the important thing here is to learn how to properly evaluate a property's current and after repair value and there are many factors involved in this process, not just bed/bath and square footage.
