It is incredibly stressful, disheartening, and time consuming for both parties to go through this process, and it seems like no one has the answer on how to improve this situation, so we are left with the status quo (Facebook Marketplace, Craigslist, apartments.com, etc.)I am looking to implement a new system whereby the following key things are addressed:- Tenants are upfront pre-approved for properties (by filling out a profile as step 1 which includes income check, credit check, referral, etc.)- Tenants can instantly apply for properties based on their qualifications- Rental postings are given a countdown timer until the application period ends (like eBay - with the goal to provide transparency for all)- Landlords can view all applicants on equal footing (thanks to the standardized profiles).

If you play it cool, you should reasonably get all the info you need.I think it's fair to say, whatever their status, they're a lot more worried about the situation than you are.

yes , I know that I will need to be diligent on my next move to see that the next deal will work with my numbers and not been negative then it will put me in a bad status. my HELOC is for 10 - 20 years with some modifications after the 10 yr but the interest on the HELOC is 5% so yes it is not low interest and I need to see that investment property that produce the correct numbers.

No one has ever (credibly) claimed that this exposes us to any liability.I have never heard anyone claim that "non-veteran" or "non-military" is a protected class of persons, the way "single mother" (marital status) or "Latino" (race) or "gay" (sexual orientation) are protected classes of persons.

The best part being that the portion of payment from Section 8 (the largest portion) is virtually guaranteed to come and the tenant's portion (smaller portion) has always come (*knock on wood) since the tenant doesn't want to lose their Section 8 status.
