Section 8 in Los Angeles

Whenever I list leases/rentals, my phone gets blown up with applicants asking if the landlord accepts section 8. I have yet to represent a landlord who has accepted a section 8 tenant. I know people who invest in Rochester, NY and they only work with section 8.

My wife and I will be purchasing a multi-family property in LA this year. We want to help those in need to be able to afford housing in our community, but we also want to be smart in our early investing decisions. What has your experience been with section 8 in LA? Do you come across good tenants with good credit? Does the city have strict/expensive requirements with the property? Any tips, recommendations, or FYI's?
