Communicate these minimums to anyone who inquires before the open house, it will save you from dealing with tire kickers who would not qualify to rent your place anyway.Have an application ready for interested parties to fill out (a lot of templates on the forums and online you can use for this) and charge a fee based on how much the background check will cost you on your end to run.

@Lauren B.I think there are some family history issues at play, and that’s why we’re not getting good communication from everyone involved.

You need to communicate to your buyer everything that you discussed with the seller, you need to decide if you will be using assignments or double closings, etc.

Until you know who the real owner is, I would recommend ceasing communications with the individual. 

Don't communicate with him except in writing.

There’s thousands of podcasts, YouTube channels, and classes you can take from other successful agent to get that as well where a smaller brokerage might not have the fancy training platform to plug into.

Some things can’t be communicated over phone/e-mail.

The best way to market would be to take up a multi-channel approach to market to the same people.
