It can get very overwhelming at times and if you aren't completely focused and devoted, you can lose hope of ever getting done.I also agree that you should never use hard money in this situation.

I have done a bunch of deals there in that price range and they are not hoods for war zones. you deal direct with a local realtor.. no need for west coast marketing agents or turn key of any kind.Frankly not sure why you would want to invest 40k in the US in a rental house your not going to really make any money or get any appreciation you will in fact probably lose money.
