Investor from out of country looking for turn keys

Hello everyone! 

I've been reading this website since January and I find it to be a gold mine!

I'm a female, 26 years old from France (and living in France). 

I had the opportunity to travel a lot and meet wonderful people along the road. 

I have recently secured a stable job with good incomes. I dont have any debt and I have a good financial education (thanks to my husband).

I would like to start investing in Real Estate, especially in the US as in France, REI is barely up to 2%.

So I'm looking to invest in turn keys properties as it suits my profile. 

I would like to start with a $40 000 investment max and see how it works. I'll pay 30% down cash. 

I've made some research in Birmingham and Atlanta. I'm opened to other cities.

I plan to travel to US and meet the TK providers before buying a house of course :-).

My question is: where would you advise me to invest? 

I would love to get in contact with local investors and properties management.

My plan is to get several properties within 2 years for 10 years or more.

Do your own Due Diligence you can be successful with the right team in the right market with the $40k investment and or 30% down and utilize the $40k cash as leverage and purchase more properties.

It all depends on the team you hire to manage your investment property regardless of how much you pay for it. I have seen properties sold for $75k-$150k in so called A+, A, B+, and B neighborhoods turn out to be horrible investments with the wrong team/people selling you the property and or managing the property. Everyone will say you can't go wrong if you invest in higher class properties OHHHH YESSS YOU CAN!! LOL!!

Most will just tell you never invest in  property under $40k you will regret it over time....Also never invest in War Zones you will end up loosing more than you invested.. I grew up in an area that  most would consider a war zone and I invest in those same areas and do just fine because I live here in Memphis and I can do what most others can't do....

These are only opinions and in my personal/investors experience I have had the same amount of problems in properties $75k-$100k that I have had in properties I purchase for less than $20k

As far as where to invest I think Memphis, Indy, Cleveland, Dallas, Houston, Birmingham, Kansas City, and Atlanta are solid markets you could invest in with the money that you currently have on hand. But PLEASE make sure you visit the properties and turnkey provider you plan to invest with.
