Otherwise tell them you are shutting off the water as there is a leak and it needs to be repaired. 

Hi I have a deal ready to close but the seller can’t find his Inc. docs., I have his EIN #, searched the PA site, original title company that he purchased with, and current title company is at a standstill.

Within a few years the roof cement will dry out and crack and you will start to have multiple leaks.

Just contact the housing authority that has the contract and have them send you the docs.  

Either way you definitely need an attorney to draft all the docs and agreements.

If the dishwasher was leaking near where all the mold was I'd treat and remove the mold.
