They did have a slight lamination separation at the siding door to the pool, so I assume with young kids dripping wet it took a lot of chlorinated water residue.

By uneven do you mean globs of adhesive and nails sticking up?

The easiest floor to repair is a lvp glue down with a pressure sensitive adhesive.

Keeping the residual mortgage payments are similar to rents.  

I could basically remove it, scrape off all the adhesive and buff it way cheaper then replacing the carpet.
