What type of flooring would add more value to a commercial office

Hey there. 

I was looking to see what would help add more value to a commercial office building. I was thinking of removing the old carpet there is because it all old ugly and stained. When I went to go remove a piece of carpet to see what was underneath, I saw that there was marble speckled floor. Its like the floor seen in some old banks. 

Currently I'm still debating on what to do. It a pretty big building, up on the first floor there is about 2,000 sqft of carpet or more. I could basically remove it, scrape off all the adhesive and buff it way cheaper then replacing the carpet. 

My goal is to basically remodel the whole building piece by piece starting with the floor. I'm looking to get more tenants, or starting a co working rental space.
