Storage facility valuation

How do we begin to put a value on a storage facility? We have 150 units and our partners want to sell. Thanks in advance.

    It's all based on NOI unless you have significant residual land or other buildings on the property. You could get an appraisal or talk to some local brokers. You should also be able to find the CAP rates in the area for facilities like yours as well.
