Also I have helped clients buy and sell in areas I did not feel I had the expertise to do business in, but they wanted to use me anyways due to a pre-existing business relationship and because I was honest enough to tell them I was hesitant to work in that area.  

As part of the deal you can offer them access to your contacts and local expertise.
