There was so much knowledge and energy in the room and I had such a positive vibe afterwards, that I had a hard time falling asleep!  

Make sure the building is energy efficient with good insulation, thermal windows, and proper weatherizing.

You will have to spend much more energy vetting the team and location you are comfortable with, but no more time than you would vetting the area and the property if you buy in your back yard.

And remember the US has some of the lowest energy cost on the planet so they folks in Europe and Asia who pay much more for their heating/cooling energy use them because of their energy efficiency.

Perhaps if this was my full time job and could devote my time and energy into the remodels, I would do it, but it is not worth the risk to me at this stage in the game.Just keep looking and be patient, the right deal and situation for you will come.

I don't know my a*s from my elbow is residential, but I work as an oil and gas title Director for a Fortune 500 energy company with a degree from Wharton.

You could look at qualifying for the energy credit though.
