Mini split system for my rental property???

Hi I'm in a situation regarding mini split system. I Just bought my first rental property, it is 3 flat in a Chicago suburb. I currently have baseboard heater heating and have to pay the entire gas bill my self because its not separated. I was looking into mini splits, that way it would be connected to their electric meter and they would pay all of their utilities. It would also have a/c which they dont have at the moment. Any suggestions ???

Suggestions for brands?  Are these ductless split systems you're looking at?  If so, Carrier, Bryant, York, EMI, would likely have replacement parts more available than a foreign manufacturer like Daikin, LG, or Mitsubishi.  Not that they have many parts on them, but they certainly have more parts than gas baseboard heaters.
