Life is truly a self fulfilling prophecy .

I love being a private lender but the fact that it simply increases my taxable income makes me consider shifting some of my note portfolio to multi-family perhaps...You might find this discussion beneficial where similar question is raised: https://www.biggerpockets.com/forums/51/topics/604...Owning notes in your retirement account (especially self-directed Roth IRA or Roth Solo 401k) is ideal since you can have tax-free income for the rest of your life if you utilize one of these vehicles.

I would only look into a place that is hooked up to city sewer and water. the one I had in Oregon the drainfield expired IE came to the end of its natural life and I had to not only replace but have a 100% failure area which I had to then finagle with a neighbor had I not been able to do that I would have had to close the park.. 250k is what that cost..Now in the mid west and deep south were these parks are dime a dozen its not that critical like west coast we have some pretty strict DEQ type regs out this way.. but regardless that was a one and done for me personally.

Worst case with your goals is 15 years, 2 doors a year to 30 doors, but real life doesn't work that way. 

You only get one shot in life to have a lifelong marriage to the wife of your youth.

So I am clearly getting started a little later in life.  

I want to have more time with my family and give my kids the life I never had.

I'm entering this with the idea to become financially independent and have a healthy work life balance one day. 

Once the property is under contract I have it inspected to determine the current condition and life expectancy of all major components and appliances.
