Without any concept of how I would make that a reality and only $5,000 in savings, I took the bet.Fast forward 3 months and I was under contract for a piece of land in Somers, Connecticut.

Distress can come from a divorce situation, impending foreclosure, absentee owner, late taxes, etc.Some sellers want piece of mind, which trumps maximum ROI.

There are so many parts and pieces and possible places to shine I tend to think there is a place for everyone who has an interest.

I prefer the research, contracts, analysis and back end office pieces while I have a partner who is great with meeting sellers and doing all the public work.

Neighbor will give you clues to a missing owner's whereabouts, usually in the form of a piece of the puzzle but not the entire puzzle picture.Thus us all good because thus means very few or perhaps no competitors will be in contact with the owner, theirs heirs or claimants. 

It requires nothing for people to do it.I remember when I thought a 3,000 check was good over a decade ago , then I took a picture at 30,000, then I made 100,000, then 160,000, then 210,000 in one shot.Find someone local that is actively closing deals and see the missing pieces for your business.
