I'm looking for some recommendations for hard money lenders in my area (Eastern PA) that are reputable and have done deals near me.

I've lived in the Florida panhandle most of my AF career and just recently moved to Eastern New Mexico.

It's now time to do something, the clock is ticking, I want to retire from my 9-5 and have to pay from my kids college.My goal is to have at least $100k/year free cash flow in 10 years or less, from real estate investment activities, primarily focused on buy and hold/landlord activities.I've attended some conferences, read a few books and several of your helpful forum posts.

That should make for an interesting conference... 

I stumbled across this conference in our local city.  

But, like any appreciation play, it's just an educated guess.I prefer the northern and eastern counties because if you can find a good deal here, you won't need to bet on appreciation since it's practically guaranteed (baring a recession, of course). 

A few years ago while living in Los Angeles, I attended something called the National Grants Conference.

I'm going to a Beverly Hills conference in march.
