I'd look at two areas:1) is this mismanaged in any way...can expenses be better controlled, I don't think you mentioned the type of units but check the market rent rates, etc. see if you can "manufacture margin"2) try to build some additional protection around the owner finance...a lower initial rate and I would ask for an additional 3 year extension to term, as suggested maybe at a higher rate or for a onetime flat fee.

Priorities are out of line.My hope is manufacturing and jobs in the trades are going to increase and I sure hope these people will get their priorities straight and refer back to their basic needs as opposed to buying the latest cell phone or leasing a new car to keep up with the Jones'.

I'm a new investor in central Florida I buy a manufacturer home to put it to rent , I'm run out of money for make another step to the real estate business, I'm trying to get a mortgage deal with very low down payment less than the 10% but banks are not that comfortable with that option, what should I do?
