Selling manufactured home in Bay Area to invest

Hello everyone, I need some advice on what I should do. I currently own a manufactured home or mobile home as they call it, in San Jose, Ca. I have $70,000 left to pay it off. Comps around me have been selling for 190k-220k and I would consider my home way nicer although same size. I live perfectly comfortable, but I'm very interested in investing in real estate and many people have told me that right now is the perfect time to sell. I've been looking at duplexes and fourplexes around here and it just doesn't make sense to invest here or maybe it does. Investing out of the area or even out of state is no problem for me. I'm shooting to profit at least 100k if I sell. Now my questions for you guys is if I should sell or wait? Where should I invest the money if I were to sell? I would prefer multi-family. House hacking is something I would be up for too. Thank you in advance, Luis Martino
