I have had a few clients want to pull the plug on contracts out of fear, but I have had far more reach out and tell me that they have been sitting on cash and are ready to jump into scaling into more STR properties if whatever is going on in the world results in a softening in purchase prices.Moral of the story (and the data), keep your eyes on the numbers and your head clear of emotions when it comes to investing in any economic circumstance, whether they are favorable or slightly scary!

We have $8000 saved in cash right now and the only debt we have is her car payment which is low interest (5%) and is sitting at $14k right now (we pay $400/month on it which is $100 over the minimum payment but it still allows us to save a lot into our savings accounts).

The FHA loan is pretty limited in how much of a "fixer" you guys could purchase, I bet he could qualify for a conventional loan at 3% down which may increase your options (food for thought).As far as structure goes you two should sit down and discuss length of ownership, exit strategies, etc.
