Invest with family who is buying a SFH

Hello.

I have a nephew who is 20 years old and moving from the Bay Area to Sacramento (about 100 miles) for college. He is pre-approved for an Cal FHA loan for $315k. I have about $50k from a HELOC and wondering how to invest with him. Any ideas?

@Jonathan Greene no reason really. I just have some cash I want to put in motion somewhere in real estate and wondering if my nephew buying a home soon would be an opportunity to jump in in some way. He would only be able to buy on his own but won't be able to renovate. Thanks, looks like buying a duplex is they way to go.
