I took a look at your profile and your background is quite amazing actually.

@William Howley  Wayne Nailed it  and all the other responses are very good.this is one of the things I like about court house half the people show up and don't really know what they are doing when they should get schooled first then go bid.. its really quite amazing to me.the BK stuff is very rudimentary when it relates to bidding at auctions this should have been no issue for you and it won't be going forward .. but it was a 5k lesson.I have had at least 20 over the years that I got my check back because of a last second BK.But foreclosure's on their face are risky business. 

I've already learned so much from BP, as it is such an amazing website.

Also the atmosphere is amazing, and everyone seems to want to help.

This is only my second post on BP forums and I just have to say I am amazed at the out pouring of knowledge and help that the community provides.

I've seen some amazing work out here on the rehab side and was wanting to talk to someone who actually does this in the chicago area.

I have amazing documentation and written policies and procedures and have to laugh every time I see the "do the right thing all the time and you won't get sued", line.  

I got it at an amazing price, because I felt the bank needed it gone.  

But you'll find a variety of every type of investor on the site, and everyone is amazingly helpful.
