I want to target the probate arena and I want to get into the rehabbing arena but with no prior experience in rehabbing nor an idea of how I can gain access to the list I'm a bit fearful of making huge mistakes.

My fear is that a Phoenix group may attract the MUCH bigger players, and I may be overwhelmed.

Try to make your fear into something positive.  

We are headed towards an automated society where many jobs become obsolete.I know others suggested software, but that is already prevalent, so I wouldn't call it new.

yes some was fear..fear of failure I guess!..

In SoCal, HOA is so prevalent and even many SFRs have HOA.
