The BRRRR Strategy, newbie giving it a Go!
Hello BP community,
This is my first time posting in the forum so Im giving it a go. I closed my first wholesale deal in early 2015. We got this 2 bed 1 bath property in Salem NJ off the HUD website locked it up for 19K and sold it for 24K. After that transaction I was super excited and motivated to continue doing more deals but every deal since then deals kept falling a part. HUD requires you to put up a non refundable earnest money deposit so I didnt wanna continue losing money on deals that werent going through. Fast forward we started sending out direct mailers to absentee owners in the nyc market. 300 letters per week for four straight weeks. But that didnt go so well my mailbox would be filled with letters that got bounced. Now I'm at a point where I feel stuck because nothings happening for me. I want to target the probate arena and I want to get into the rehabbing arena but with no prior experience in rehabbing nor an idea of how I can gain access to the list I'm a bit fearful of making huge mistakes. Does anyone have experience of their first rehab project and how they came to gain the confidence to put those deals together? Your response and help would be greatly appreciated.
