Assuming cash flow / yield almost similar in these markets, which of these have better appreciation potential over course of say 5 years- Dallas, Austin, Orlando, Jacksonville, Indianapolis, Kansas City , Sacramento?

I'm currently looking into the Dallas area (downtown Dallas near the airport), with a $80-100 rental price per day, 50% vacancy rate, the math provide solid ROI for houses under $100K.I just want to connect to people with similar experience or any other experience in buy and hold properties.

In Dallas they have great landlord friendly laws, big cap rates, a diverse economy, deals you can get into for 250K, among other good reasons to invest there. 

I am looking for an attorney to review lease agreement for retail space in Dallas metro.

I live in Dallas, but am in Atlanta for the week.  

There are pockets of opportunity, but in general, poor appreciation and not much availability....There are some outskirts in Texas like the DFW(Dallas Fort Worth) area, and some suburbs of Phoenix where there are growth markets.....which is what you should be looking for.Also, a great resource to find where in the market cycle multifamily investments are at for particular cities.  

Moved to Dallas just over a month ago and am planning to buy within the next 12 months.

Ive heard a lot of good things about it even in Dallas.
